Why we work only with home builders
We work only with home builders because builder websites have search problems that other businesses do not, and recognizing them quickly is most of the value. One builder may manage several markets, dozens of communities, hundreds of floor plans, quick move-in inventory, location pages and supporting content, all competing for visibility at the same time.
Specialization lets us spot the recurring patterns faster: communities that overlap, plans repeated across communities, dependence on branded search, uneven local visibility, technical problems that repeat across templates, and a weak link between search activity and buyer inquiries. A generalist agency learns these patterns on your budget; we have already worked through them from inside a builder’s marketing team. For a plain explanation of the discipline, see what home builder SEO is and how it works.
Who leads Link Socially
Cristobal Varela, the founder, leads SEO strategy at Link Socially and works directly with every client. He brings more than 20 years of SEO experience, ran SEO in-house at a national home builder, and wrote What Executives Get Wrong About SEO.
His experience spans complex websites, technical SEO, content architecture, forecasting and organic growth strategy. The person who sets your strategy stays involved in the analysis, the prioritization, the decisions and the interpretation of results.
How Link Socially works with builder teams
Link Socially is senior-led. Strategy does not disappear behind an account-management layer after the sales conversation. Work begins with your website, markets, communities, floor plans, internal teams and business goals, and only then decides which SEO work deserves priority.
Every engagement runs on a predictable rhythm. What that rhythm includes depends on the engagement level:
- A monthly report on every ongoing engagement, covering results, forecast versus actual, and the decisions needed.
- Weekly working sessions with your team to clear blockers and set the next priorities, as part of a Fractional Head of SEO engagement.
- Quarterly senior strategy sessions in the Market Leader tier, reviewing the roadmap against community launches, closeouts, selling seasons and market conditions.
We work on an “SEO first, not last” basis. We want to be involved before a redesign is scoped, a division or community launches, or a platform migration is planned, not asked to approve the work at the end. Brought in late, SEO can only reduce damage; brought in early, it shapes the result.
In practice, that means executive-level accountability, clear direction, structured prioritization and honest expectations. We do not promise instant results or guaranteed rankings. We build the systems and decision frameworks that improve performance over time.
What we believe about SEO
Five convictions guide the work. They are adapted for home builders from Cristobal Varela’s book, What Executives Get Wrong About SEO.
SEO is a system, not a department
Search performance comes from decisions made by developers, content writers, designers, sales, paid media and analytics. We align them as one system: technical, content, experience, authority and data.
Structure before volume
More content cannot fix a site whose communities compete, whose floor plans have unclear intent or whose architecture sends conflicting signals. We fix the structure first.
Conversion is the other half of SEO
A community page that ranks but does not lead to an inquiry or a tour is incomplete. The next step for the buyer belongs in the page’s purpose from the start.
Authority is earned, not bought
Lasting authority comes from consistent business facts, reviews, real authorship and credible mentions, not link packages. It is also what AI assistants use to decide which builders to name.
Governance beats heroics
The strongest programs are steady. Clear rules for redirects, sitemaps, sold homes and releases prevent the losses that emergency fixes try to recover.
We also do not treat AIO, AEO, GEO or AI search visibility as replacements for SEO. They are increasingly important outcomes of clear entities, accessible pages, useful answers, authority and coherent information architecture.
Our approach to reporting
Reporting should explain what happened and what needs to happen next. We report in the order results arrive: non-branded visibility first, then visits to community, floor plan and quick move-in pages, then inquiries, appointment requests and tours.
Each report also covers technical health, performance by market and community, and how actual results compare with the forecast set in the strategy. Our SEO reporting and forecasting work explains how those forecasts are built and checked.
Results from Cristobal Varela’s in-house SEO work
Link Socially’s methodology comes from work Cristobal Varela led inside a national home builder. These results show the pattern: wider non-branded visibility, less internal competition and far more AI brand mentions.
- 131% Organic visibility growth 6 months
- 83% to 24% Keyword cannibalization reduced 4 months
- 1,383 New non-branded keywords 12 months
- 3,989% Increase in AI brand mentions, from 476 to 19,464 10 months
The home builder SEO case studies document most of these results in context, along with technical performance, the overlap between organic and paid search, and SEO forecasting.
Who Link Socially is for
Link Socially works with single-market builders, regional builders managing many communities, and national builders whose in-house marketing teams need senior SEO leadership or specialist support. The best fit is a builder that wants organic search to become a measurable growth channel and can make real changes to its website.
We are not a fit for builders that cannot change their website, want only a monthly ranking report, or expect guaranteed rankings or timelines. A very small single-community builder may get more from a focused audit than an ongoing program; both options are on our published pricing page.
Link Socially is based in Phoenix, Arizona, and works with home builders nationwide.
